The Metropolitan Development and Housing Agency has been rated as a high-performer according to the U.S. Department of Housing and Urban Development. This is based on the results of the 2022-2023 Section Eight Management Assessment Program, which is HUD’s performance measurement tool for the Housing Choice Voucher Program.

“MDHA received 135 points out of a possible 135 points, scoring 100%. I am proud of our staff for their dedication to their work and service to program participants in need of housing.”

SEMAP measures the performance of public housing agencies (PHA) that administer the Housing Choice Voucher program in key areas including proper selection of applicants from the Housing Choice Voucher waiting list, timely annual housing quality inspections and leasing. PHAs with a score of at least 90% are rated high performers under SEMAP and may be given competitive advantage under notices of fund availability.

The Section 8 Housing Choice Voucher program is a HUD-funded rent supplement program designed to help individuals and families with the cost of rent and utilities. The household pays between 30-40% of its adjusted income for rent and utilities, and MDHA pays the difference. The private owner and renter both benefit because the owner receives fair market rent for his/her property, and the family gets a decent, affordable place to live. Landlords interested in accepting Section 8 Housing Choice Vouchers can email MDHA Section 8 Program Education and Outreach Specialist RaShondalyn Nixon at rnixon@nashville-mdha.org.
